This client wanted a large home in a central part of Dubai. We studied the home to see if the location, space, price and payment plan fit that goal. This was about one home for one client—not the whole project.

Not right for

A quick flip or the highest yield for the lowest price. There are better choices for those goals.

Makes sense for

A buyer who wants Al Sufouh, needs three bedrooms plus a maid’s room, plans to live there or hold for years, and can pay 60% at handover.

The project

113 Residences by IMAN is in Al Sufouh. It sits near Palm Jumeirah, Dubai Marina, Internet City, Media City and Knowledge Park. Completion was set for Q2 2029, with a 40/60 payment plan.

The home

The home is on the fifth floor. It has three bedrooms, a maid’s room, pool and park views, two balconies and 1,662 sq ft in total. Inside space is 1,404 sq ft. The balconies add 258 sq ft.

The price

The first price was AED 3,889,462. A 4% discount cut AED 155,578. The final price was AED 3,733,884, or about AED 2,247 per sq ft of total space.

When the money is due

The plan asks for 20% at booking, then two payments of 10% during the build. The last 60% is due at handover. That means about AED 1.49M before completion and AED 2.24M at handover.

Rent

We used net yearly rent cases of AED 240K, AED 270K and AED 300K. These are already after service charges, so the base yield of about 7.2% is a net yield, not the gross figure usually quoted in Dubai. Rent, empty months, furniture and new supply can still change the result.

Future value

The handover cases ran from AED 4.35M to AED 5.50M. These are not promises. The result depends on the quality of the finished home and how many buyers want a large unit in Al Sufouh at that time.

Why it made sense

This was not our first choice for a quick flip. It made more sense as a real family home in a strong area, or as a long hold. The client paid more and had a large final payment, but got space, a useful plan and a location with fewer homes like it.

Best fit

A buyer who wants a large home in central Dubai and can fund the final payment.

Rent check

The rent still needs to work after furniture, empty months and new supply.

Resale check

A future buyer must value the area, size and quality—not just a rising market.

Our view

We would not pick this first for a quick flip or the highest yield. We kept it on the list because this client wanted a large home, a strong area and a long hold. The value was in the home and the location—not in a fast resale story.
